Bernanke Calls For Nationwide REO Rental Program

The government should consider helping the nation's vacant, unsold stock of foreclosed properties by supporting initiatives to occupy.
Federal Reserve Chairman Ben Bernanke believes that one aspect should be a government support program that allows renters to move into those houses.

RIDICULOUS !!   Private industry (entrepreneurial) is already in full gear and moving forward.  Why cut that off?
Multi-family market is growing and catching up to where it should be.  There should always be a decent balance of SF homes and MF homes.
Finally, letting natural market forces (supply & demand) work will always be best for America.  Many forget that this is one of the main foundations that built the USA's  World Class economy!

We do not need the Fed's jumping in late and stepping on our toes.  How foolish of our Congress Persons to believe they will not cause even greater problems.

Most important...why would we allow the highly profitable Banking industry to once again take control???

MORE Financing Options NEDED..

"Rental yields are high enough to entice some amount of private capital,
but financing for investor properties would certainly attract
more capital and cushion further home price declines," the agency
said in its Amherst Mortgage Insight report.

Amherst Securities believes 10.4 million homes are still at risk
of going into default after analyzing the number of loans that
are currently classified as non-performing, previously delinquent
and underwater. The tightening of underwriting guidelines also
is making it more difficult for investors and homebuyers to get
into the market to extract the access inventory. "It is
increasingly difficult to obtain a mortgage, thus shrinking the

pool of qualified applicants," Amherst wrote.

NO JOKE..REITs CRUSH STOCK MARKET AGAIN

Great news....just like I reported in the Feb 25th, 2011 blog.....REITs are outprforming the stock market again.

Real-estate stocks again outperformed the broader stock market during the second quarter, as investors bet property companies will provide a safe haven from global turmoil.

The Dow Jones Equity All REIT Index was up 9.9% for the first half of the year, compared with a 6% rise in the Standard & Poor’s 500-stock Index and 8.6% for the Dow Jones Industrial Average, on a total return basis. The recent performance caps a two-year period in which REITs have been on a hot streak, returning nearly 30%.

The truth is that real estate has been outperforming the stock market since 1958. No kidding. I went back over 50 years and compared numbers and this is what I discovered. a very small percentage of companies did better over the last 50 year period. What more proof do you need???

Last year, REITs raised $26.24 billion in equity, not including initial public offerings, the largest amount since 1997, according to data supplied by the National Association of Real Estate Investment Trusts. And that amount may soon be eclipsed; $23.72 billion has been raised so far this year.

IT's TIME TO BUY NOW ......

Such conditions might not last long.


Back in June 2006, when the housing market peaked, the prospect
of a five-year national housing bust seemed unimaginable to most
people.
And yet here we are, with the latest Standard & Poor's
Case-Shiller index showing that prices hit new bear-market lows,
falling back to 2002 levels nationally and to 1990s levels in
some battered regions.
Despite all the gloom, however, there are
growing indications that it is a good time to buy. Mortgage
rates, which fell to 4.55% for the week ending June 2, according
to Freddie Mac, are near 50-year lows. Homes have become more
affordable than they have been in years: According to Moody's
Analytics, the ratio of home prices to income is now 20.9% lower
than the 15-year average through 2010, and 12.5% lower than the
1989-2004 average.

A historic glut of homes, meanwhile, has
created a BUYER'S MARKET: There were about 15 million vacant
homes in the U.S. last year, according to John Burns Real Estate
Consulting, Inc.—some 3.1 million more than normal.

U.S. Top Spot for Foreign Buyers

Despite tightened credit for many domestic buyers, the United States is still a top spot for foreign purchases. The National Association of Realtors reports that "international purchases surged by $16 billion this year, one of the highest increases in recent years."

Domestic investors are getting in on the action as well. Depreciating prices and distressed properties have been a draw for all-cash purchasers, which now make up about one-third of all sales.

THANK YOU LORD FOR CASH INVESTORS .......

All-cash investors are flooding the market, buying up distressed properties at deep discounts. Secretary Donovan claims investors are no longer the pariah's of the housing market; they are in fact the bulk of today's buyers of distressed properties. At the height of the housing crash, President Obama made clear that the housing/mortgage bailout was not for investors, who bought properties with money they didn't have, but only for owner-occupants (who also, by the way, bought properties with money they didn't have). The tides have turned. 'Clearly investors coming in to buy some of these homes is a key part of how these neighborhoods recover,' Donovan says. 'We're focused on, for example with REO [bank-owned] homes, investors to purchase them and get the financing they need to fix them up.'"

PENDING HOME SALES...UP, UP, UP

Sure the housing market is bouncing up & down,,,,,but,,,,,it's slowly improving.

The bottom is here or darn close. Investors should be focused & moving fast now.

Do whatever you can to buy now!

Regionally, the area with the largest increase was the West, up by 7.0 percent. It is the only region experiencing higher levels of pending sales than a year prior. The Midwest wasn't far behind, with a 4.0 percent rise for the month.

"We may not see notable gains in existing-home sales in the near term, but they're expected to rise 5 to 10 percent this year with the economic recovery, job creation and excellent affordability conditions providing confidence to buyers who've been on the sidelines," Yun said.

I believe many investors and users have been sitting on the sideline and have now decided to start making a move. They feel we have hit the bottom and it is time to get back into the game. Banks are putting their REO's on the market and taking a hard look at all offers.

The restaurants are not expanding very fast but we are seeing increased activity from gas/convenience stores and a lot of automotive users.

We LOVE Nice CARS at this Blog

The Corvette Stingray Concept was featured in Transformers 2: Revenge of the Fallen and then unveiled at the 2009 Chicago Auto Show. However that was a coupe model which is like the vehicle spotted in Beverly Hills recently. Of course, Beverly Hills had the chance to see a Speedster version of the 50th Anniversary Corvette Stingray Concept parked in the area. And since GM has said absolutely nothing about a Speedster version we can only assume that this is the work of a tuning firm.

Compared to the standard Stingray concept, the Speedster version features – besides missing the top – a different hood with dual openings in the front, no LED vertical headlights – a more conventional lighting system appears tucked into the front recesses, different wheels, and a different front grille.

REDUCTION OF PROPERTY TAXES ????

As I expected, thousands of property owners (residential, commercial, even churches) are requesting hearings & reviews of their tax assessments. Who can blame them? Considering how much values have dropped in the last 2 years.

Read on.....

The backlog of cases from taxpayers seeking to lower property-tax bills of more than $100,000 shot up to 14,236 this year from an annual average of about 6,000 during the past decade. The backlog of smaller claims was at 28,558 at the end of September, eight times higher than a decade ago, according to records at the tribunal, a Lansing-based administrative court.
