Let’s not forget the overwhelming positives:
•       22% of American households own their home free and clear of
any mortgage
•       34% of American households own their home and have equity in
it
•       34% of American households rent
That totals 90% of American households.

Of the 40.6 million who rent,
•       42% rent in a small apartment building
•       27% rent a single family home
•       20% rent in a large apartment building
•       6% rent a condo
•       5% rent a mobile home, boat, etc.

Bernanke Calls For Nationwide REO Rental Program

From an article written on  1-4-12  by  Jacob Gaffney. 

The government should consider helping the nation's vacant, unsold stock of foreclosed properties by supporting initiatives to occupy.
Federal Reserve Chairman Ben Bernanke believes that one aspect should be a government support program that allows renters to move into those houses.

RIDICULOUS !!   Private industry (entrepreneurial) is already in full gear and moving forward.  Why cut that off?
Multi-family market is growing and catching up to where it should be.  There should always be a decent balance of SF homes and MF homes.
Finally, letting natural market forces (supply & demand) work will always be best for America.  Many forget that this is one of the main foundations that built the USA's  World Class economy!

We do not need the Fed's jumping in late and stepping on our toes.  How foolish of our Congress Persons to believe they will not cause even greater problems.

Most important...why would we allow the highly profitable Banking industry to once again take control???

DISTRESSED HOMES, CRUSHING NEW HOMES

I spent many years selling dirt to New Home Builders & Developers.
At one time, we really had to hustle to have enough homes ready for the Buyers.


Perhaps no one has been harder hit than builders of new homes. The National Association of Home Builders (NAHB) reports that one out of three builders are reporting losing signed contracts during the preceding six months because appraisals are coming in lower than contract sales prices.


With that sort of profit margin, it's no wonder that many builders are staying on the sidelines. Yet, this is pushing the economy to the brink. The NAHB reports that new-home construction is a key to economic recovery. One hundred new homes can mean 300 full-time jobs and $8.9 million in federal, state, and local tax revenue.

It takes 2 or more years to get a New Plat approved in most areas.
Will this make a shortage of homes available in the future?
Will this cause home values to escalate,  again?
Will this become another Economic cycle of "ups &and downs" that causes so many problems?

NO JOKE..REITs CRUSH STOCK MARKET AGAIN

Great news....just like I reported in the Feb 25th, 2011 blog.....REITs are outprforming the stock market again.

Real-estate stocks again outperformed the broader stock market during the second quarter, as investors bet property companies will provide a safe haven from global turmoil.

The Dow Jones Equity All REIT Index was up 9.9% for the first half of the year, compared with a 6% rise in the Standard & Poor’s 500-stock Index and 8.6% for the Dow Jones Industrial Average, on a total return basis. The recent performance caps a two-year period in which REITs have been on a hot streak, returning nearly 30%.

The truth is that real estate has been outperforming the stock market since 1958. No kidding. I went back over 50 years and compared numbers and this is what I discovered. a very small percentage of companies did better over the last 50 year period. What more proof do you need???

Last year, REITs raised $26.24 billion in equity, not including initial public offerings, the largest amount since 1997, according to data supplied by the National Association of Real Estate Investment Trusts. And that amount may soon be eclipsed; $23.72 billion has been raised so far this year.

Existing-home sales continued to recover in the first quarter
with gains recorded in 49 states

Existing-home sales in the West jumped 13.5 percent in the first
quarter to a level of 1.29 million and are 2.1 percent above a
year ago. The median existing single-family home price in the
West fell 4.7 percent to $197,400 in the first quarter from the
first quarter of 2010.

Secretary Donovan claims investors are no longer the pariah's of the housing market; they are in fact the bulk of today's buyers of distressed properties. At the height of the housing crash, President Obama made clear that the housing/mortgage bailout was not for investors, who bought properties with money they didn't have, but only for owner-occupants (who also, by the way, bought properties with money they didn't have). The tides have turned. 'Clearly investors coming in to buy some of these homes is a key part of how these neighborhoods recover,' Donovan says. 'We're focused on, for example with REO [bank-owned] homes, investors to purchase them and get the financing they need to fix them up.'"

AFFORDABLE RENTALS HARD TO FIND...



Affordable rentals hard to find

A record number of renters are spending more than half their income on housing, according to a report released Tuesday by the Harvard Joint Center for Housing Studies. One in four renters -- or about 10.1 million households -- spend half their paychecks on rent and utilities, the study found. Another 26.2% spent between 30% and 50% of their income on housing. This is due in large part to rising housing costs and weak income gains. The center defines "affordable" as less than 30% of household income. Though most renters are low-income, more middle-income renters are feeling the pinch, too.

One in five of those in middle-income quintile are paying between 30% and 50% of their pay in rent, up from 9% a decade ago. The middle-income quintile are those making between $42,000 and $62,900. The number of renters is also expanding as the housing crisis drove many people out of their homes and prevented others from securing mortgages to buy houses. An additional four million people were renting in 2010, compared to 2005, Belsky said. Making matters worse, the supply of affordable rental housing has been shrinking. Nearly 12% of low-cost market-rate rentals that existed in 1999 were demolished or lost from the housing stock by 2009. And there is little new multi-family buildings being built in the wake of the housing crisis.

PENDING HOME SALES...UP, UP, UP

Sure the housing market is bouncing up & down,,,,,but,,,,,it's slowly improving.

The bottom is here or darn close. Investors should be focused & moving fast now.

Do whatever you can to buy now!

Regionally, the area with the largest increase was the West, up by 7.0 percent. It is the only region experiencing higher levels of pending sales than a year prior. The Midwest wasn't far behind, with a 4.0 percent rise for the month.

"We may not see notable gains in existing-home sales in the near term, but they're expected to rise 5 to 10 percent this year with the economic recovery, job creation and excellent affordability conditions providing confidence to buyers who've been on the sidelines," Yun said.

COMMERCIAL SALES SURGE !!!


Transactions surged over the past year as the economy began to recover and low interest ratesmade it cheaper for REITs and private-equity buyers to acquire office, retail, industrial, apartment and health-care properties. Completed acquisitions by U.S. REITs more than tripled to $24 billion in the 12 months through the end of February compared with the previous year, according to data compiled by Bloomberg. Fasulo said he “wouldn’t be surprised” if U.S. commercial property purchases double in 2011 from almost $140 billion in 2010.

U.S. commercial property purchases may double this year as confidence builds among investors with access to credit and equity that values will rebound.

Blackstone Group LP’s planned $9.4 billion purchase of U.S. shopping centers and Ventas Inc.’s proposed $5.7 billion buyout of a health-care real estate investment trust, one of two multi- billion dollar health care REIT deals announced yesterday, may mean a wave of commercial real estate acquisitions is coming as buyers regain confidence in the market.
