HOW DO RENTERS THINK??

More up-to-date info from John Burns.....

Single Family Renters are different from other renters because they:
  - Have higher incomes
  - Have lower credit scores
  - Have larger households with more kids
  - Are less likely to believe their rent will increase
  - Are more likely to intend to buy a home someday (70% to 59%)
  - Value safety more, and surprisingly see single-family homes as a safer environment

Single-family and multifamily renters bear some resemblance to each other. They both:
  - Believe homeownership makes more sense than renting
  - Believe obtaining a mortgage is very difficult
  - Believe owning provides a safer environment than renting
  - Do not believe home prices will go up in the next year
  - Are not concerned about losing their job in the next year

The two main differences are:
  - Multifamily renters are more likely to anticipate a rent hike (53% to 44%)
  - Single-family renters find credit to be the biggest hurdle to homeownership (29%) while multifamily renters find income to be the biggest hurdle (25%).

Bernanke Calls For Nationwide REO Rental Program

From an article written on  1-4-12  by  Jacob Gaffney.

The government should consider helping the nation's vacant, unsold stock of foreclosed properties by supporting initiatives to occupy.
Federal Reserve Chairman Ben Bernanke believes that one aspect should be a government support program that allows renters to move into those houses.

My Reply......

RIDICULOUS !!   Private industry (entrepreneurial) is already in full gear and moving forward.  Why cut that off?
Multi-family market is growing and catching up to where it should be.  There should always be a decent balance of SF homes and MF homes.
Finally, letting natural market forces (supply & demand) work will always be best for America.  Many forget that this is one of the main foundations that built the USA's  World Class economy!

We do not need the Fed's jumping in late and stepping on our toes.  How foolish of our Congress Persons to believe they will not cause even greater problems.

Most important...why would we allow the highly profitable Banking industry to once again take control???

HOME SALES......UP OR DOWN ???

BLOOMBERG.COM NEWS reported.........

Close to Bottom

“The market continues to bounce along the bottom, with conditions in some locations beginning to improve,” NAHB Chief Economist David Crowe said today in a statement. “The stronger rebound in sales expectations for the next six months likewise marks a return to trend.”

The NAHB confidence survey asks builders to characterize current sales as “good,” “fair” or “poor” and to gauge prospective buyers’ traffic. It also asks participants to gauge the outlook for the next six months.

Builders in three of the four regions were less pessimistic this month. In the South, the gauge rose to 17, the highest since March, from 14 a month earlier. The measure also climbed in the West and Midwest.

One quarter of 2011 was down & one quarter was up. Yes folks, we are finally getting through this HUGE real estate market mess. I call it...HREMM.

It's just like fishing the bottom. You drag along, bouncing up and down, hoping you don't snag your line & WHAM......it's on!

The challenge will then be; have we learned anything and will we handle things better the next time around?

My favorite part of this whole HREMM is how American & Entrepreneurial positive thinking has basically supported and reinvented the market. Massive foreclosures (Investors & Private Lenders handling it), high loan qualification parameters (Investors & Private lenders handling it).

It's a beautiful business picture!

Green Street has a strong record with its recommendations. Its Buy-rated stocks have generated a 25.2% annual return since 1993, versus 10.9% for all the stocks in its universe, and its Sells have gone down 1.8%. Real-estate investment trusts have been strong performers, continuing a recovery that began in early 2009. Through Wednesday, the MSCI U.S. REIT index was up 20% this year.

Remember back on Nov. 8. 2010,,,,,I had a Blog about the tremendous growth in the Real Estate Investment Trusts.

It seems that this is the BEST Asset to INVEST IN.....
